Standard Inclusions from 1st October 2008

  • What you see is what you get – no hidden extras with fixed price contracts
  • Pre Construction
  • All works are carried out in accordance with the building code of Australia, local council building regulations and manufacturers specifications
  • Contour Plan by qualified engineer
  • Foundation and slab design by qualified engineer
  • Preparation of plans & working drawings for Council submission
  • All building approvals & insurance fees
  • Soil testing
  • Housing Industry Association Contract
  • 12 month maintenance warranty
  • 7 year structural warranty
  • Workplace Health and Safety requirements
  • All works carries out are by licensed and insured tradespersons

Timber

  • Frames & Trusses – LOSP – Treated Pine

  • R1.5 Insulation Batts to external walls
  • Sarking (sisilation house wrap) to external walls
  • Draft excluder to internal garage doors

Roof, Walls & Roof Tiles

  • Concrete roof tiles from builder’s range or corrugated Colourbond roofing
  • 22.5 degree roof pitch
  • 2400mm (8’) ceiling height
  • Plaster linings to wall and ceilings, 90mm cove cornice throughout
  • Ceilings to alfresco and verandah area’s are set plasterboard not AC Sheeting with visible join strips

Bricks

  • Large selection from builder’s range with raked natural mortar joints
  • Construction methods include brickwork and steel lintels over windows and doors to alfresco and verandah area’s

Garage Door

  • Panel lift automatic door – with 2 remotes and wall mount

Skirting & Architraves

  • Choice of bullnose or colonial pine skirtings & architraves using sustainable forestry timbers (not MDF)

  • Caesartone® Kitchen Benchtops – 20mm square edge with arris
